A deposit takes the piece off the site while the paperwork is drawn up. Refundable for seven days, and credited toward your down payment.

Sign
We email the agreement the same day. Read it, sign it on your phone. No notary, no office visit.

Pay monthly
Fixed payment, fixed term. Pay extra any month and finish sooner — there is no penalty for doing so.

Get the deed
Held in escrow until the final payment clears, then recorded in your name with the county. You own it outright.
Is there really no credit check?
None. We are not a bank and we do not pull your credit. If you can make the monthly payment, you can buy.
What happens if I miss a payment?
Call us before it happens and we will work something out. We would far rather keep you in the contract than take the land back.
Who holds the deed until I finish?
A licensed New Mexico title company holds it in escrow — not us. When the balance clears, they record it in your name.
Can I pay it off early?
Yes, any time, with no penalty. Plenty of people pay a few hundred extra a month and finish years early.
Are there other fees?
A one-off document fee, shown on every listing before you pay anything. No agent commission, because there is no agent.
Can I visit before buying?
Please do. Every listing has the exact coordinates and a directions link. Tell us you are going and we will make sure you are looking at the right piece.
