We hold the note ourselves. There is no bank, no credit check, and no penalty for paying it off early.

Hold it
Non-refundable earnest money takes the piece off the site while the paperwork is drawn up, and every dollar of it counts toward your down payment. Look and ask first; then hold it.

Sign
We send the contract within a business day. Sign it in front of any notary — five minutes at a bank or a UPS Store — and mail it back within 10 days, with the rest of the down payment. We countersign and hold it.

Pay monthly
Fixed payment, fixed term. Pay extra any month and finish sooner — there is no penalty for doing so.

Get the deed
When the final payment clears we sign the deed before a notary and record it in your name with the county. You own it outright.
Is there really no credit check?
None. We are not a bank and we do not pull your credit. If you can make the monthly payment, you can buy.
What happens if I miss a payment?
Email us before it happens and we will work something out — we would far rather keep you in the contract than take the land back. The contract does have teeth: after the grace period there is a late fee, and a contract in default ends with the land staying ours and the payments kept, as the contract says.
Who holds the deed until I finish?
We do — there is no bank, no escrow company and no loan servicer in between. It is a contract for deed, the way New Mexico land has been sold on payments for decades: the land stays in our name, the contract binds us to deed it to you, and it transfers the day the balance clears.
Can I pay it off early?
Yes, any time, with no penalty. Your account page shows your balance, every payment, and exactly how much sooner you finish if you add a little each month.
Are there other fees?
A one-off document fee, shown on every listing before you pay anything. No agent commission, because there is no agent.
Can I visit before buying?
Please do. Every listing has the exact coordinates and a directions link. Tell us you are going and we will make sure you are looking at the right piece.
