Cash for land you don’t use

We buy vacant land across New Mexico, in cash, and we pay every cost of the sale. For most pieces the whole thing is one visit from a notary and a cashier’s check. Here is exactly what happens.

    Tell us the parcel

    The parcel number or the county and the legal description — whatever the tax bill says. Two minutes on the form.

  2. 02

    We look it up

    We pull the county record, the map, the road and the taxes owed. If it is something we buy, you have a number in writing within two working days.

  3. 03

    Agree and read the deed

    Say yes by email. We draft the deed and send it to you to read. Nothing is signed yet, and nothing is owed.

  4. 04

    A notary comes to you

    We book and pay a mobile notary in your town. You sign the deed at your kitchen table and hand it to them, and they hand you the cashier's check.

  5. 05

    We record it

    The notary sends the deed to us; we record it with the county and pay the fees. You are done, and the back taxes, if any, are ours to settle.

Most pieces

Land under about $5,000 with a plain title — you bought it, or inherited it and probated it, and nobody else has a claim. The notary is the only person you meet, the money is a cashier’s check from our bank, and it is usually finished inside two weeks of your yes.

Bigger or tangled

Land over about $5,000, or where the title has a knot in it — an estate that was never probated, a co-owner who has passed, an old lien. A New Mexico title company searches the title, draws the papers and holds the money until the deed is signed. Four to six weeks, still no visit to an office: they send a notary too.

COST TO YOU: NOTHING. WE PAY THE TITLE COMPANY.

What do you pay?

Cash, at a price we can resell from. For most lots that is between a third and two thirds of what it would list for; the form asks which band you are hoping for so neither of us wastes a week. If the number is not enough, no hard feelings — the record stays yours.

What about back taxes?

We take them on. If the county is owed money, it comes off the price and we settle it at closing, so you never write that check.

I don't have the deed.

You do not need it. The county has the record; we work from that. If the land is in a relative's name, tell us — that is the common knot, and the title company route sorts most of them.

Do I have to come anywhere?

No. The notary comes to you, or to wherever you are — plenty of people who sell to us live out of state and have never seen the land.

How do I know you are real?

Look us up: New Mexico business, Albuquerque address on every email, and the deeds we have recorded are public on each county clerk's site. Never sign a deed for anyone before the money is in your hand — the notary close is built so you do not have to.
